The Challenge

The client needed a steady pipeline of qualified leads for their residential projects. Traditional marketing channels on their other businesses were proving expensive and slow to deliver results. The client required a scalable, cost-effective digital solution that could generate real buyer inquiries — not just clicks or impressions. Key challenges we were tasked with solving: Generate high-quality leads at a low cost per lead in a competitive real estate market, Reach genuinely interested homebuyers, not just broad audiences, Keep total ad spend under ₹5,000 while maximising lead volume, Ensure leads were contactable and had genuine purchase intent.

Our Strategy

Campaign Objective — Instant Lead Forms: We chose Meta’s Lead Generation objective with Instant Forms over website traffic campaigns. This allowed
potential buyers to submit their contact details without leaving Facebook or Instagram — dramatically reducing friction and increasing form completion rates.
Audience Targeting: We built a tightly defined audience profile based on: Age, income indicators, and homebuyer intent signals available through Meta’s interest targeting. Geographic targeting focused on high-intent residential zones. Lookalike audiences built from existing client data to find similar high-value prospects. Exclusion of irrelevant audiences to reduce wasted spend.
Ad Creative & Copy: Creative was designed to stop the scroll and qualify the lead simultaneously. Headlines addressed the buyer’s core desire — owning a home — while the form pre-qualified leads by asking key questions about budget and timeline. This is why the conversion rate hit 40% — unqualified leads self-selected out before submitting.

Our cost per lead of ₹122.34 is approximately 4–8x cheaper than the real estate industry average of ₹500–₹2,000. The 40% lead-to-conversion rate is 2.5x the industry benchmark of 10–20%.

Why It Worked
